Project Planning & Pre-Construction
Most signage delays happen before anything is built: a survey that missed the power source, a drawing the landlord rejects, a permit filed with the wrong package. This is the work we take off your plate first.
Site Survey
We visit the site, measure the mounting area, photograph existing conditions and document what a drawing can't show: wall construction, power availability, sight lines from the road, and anything that will matter to the installer or the permit reviewer. For national sign companies and out-of-town teams, the survey report is delivered with photos and dimensions ready to design from.
Design Coordination
We coordinate the sign drawings with your brand standards, the landlord's sign criteria and local code, so the design you approve is the one that gets built and permitted. We work from your artwork or with your designer; when a drawing needs to be adapted to the site, we handle that before it reaches the permit office.
Project Management
One project manager follows your sign from quote to sign-off: schedule, submittals, fabrication status, installation date and closeout photos. Clients describe it in their own words — "they stay with us the whole process and manage everything on time." That is the job.
Master Sign Plan Development
For shopping centers, mixed-use developments and multi-tenant properties, we develop the master sign plan: sign types, locations, sizes, materials and illumination rules for every tenant and every building. A clear plan gets approved faster by the city and keeps future tenant signs consistent with the property.
Permitting
We prepare and submit the sign permit package — drawings, site plan, landlord approval and the information each municipality requires — and follow it through review, corrections and issuance. Permitting is usually the longest step in a sign project; starting it right is how the installation date holds.
Fabrication & Sign Types
Once the drawings are approved and the permit is issued, the sign is fabricated to those exact specifications: materials, dimensions, colors and illumination.
Every sign is built to the approved drawings: aluminum returns and backs, acrylic faces, LED illumination, painted or brushed finishes, and the hardware the site needs. Before it leaves for installation the sign is checked against the drawing and — for illuminated signs — powered up and tested.

Installation & Field Services
Our crews install on facades, pylons, monuments, interiors, parking garages and roadways, with bucket trucks and cranes when the sign calls for them. After installation, the same team services what it installed — and what other companies installed before us.
Installation
Installation is scheduled around your site — before opening or between other trades — and executed by our crews with the equipment the sign needs, from a ladder to a crane. Electrical connections are made to the sign's specification. We leave the site clean and send you the installation photos for your closeout file.
Retrofit
Existing signs can be brought up to date without replacing the whole structure: converting neon or fluorescent illumination to LED, replacing faces on an existing cabinet or pylon, or updating a tenant panel after a rebrand. A retrofit keeps the permitted structure and changes what people see.
Repair
Letters out, a face cracked by a storm, a monument hit by a car, a sign that flickers or won't turn on: we diagnose it on site and repair it — LED modules, power supplies, faces, returns, wiring and structure. Property managers use us for the signs on their properties whether we installed them or not.
Refurbishment
When a sign is structurally sound but looks tired — faded faces, peeling paint, corroded returns — refurbishment restores it: new faces, new finishes, new illumination, and the structure re-secured.
